All units are single row. The 4-bed is the corner unit; the 3-bed is the middle unit. Every unit includes a maid’s room.

What the view actually costs

This is the number worth sitting with, and no brochure prints it. Below are 3-bed units of the identical 2,240 sq ft built-up area. Same house. Only the outlook changes.

AED 404,296 for a lagoon outlook on the same house. That is not a criticism — view premiums are normal and they usually hold on resale. But you should decide whether you are paying it deliberately or by accident.

The main-road premium is the one to question. You are paying 5.6% above the open-area unit for a road frontage. On resale that is the hardest premium of the four to recover.

Open-area units are the cheapest entry into the project. There are 17 of them in the 3-bed line — the smallest pool of the four view types.

Payment plan

Two plans exist. The prices in the availability sheet are for the post-handover plan. The 7% discount applies to a different structure:

On a discounted 3-bed at AED 2,238,770, that means: about AED 313,428 at booking (10% plus the 4% fee), roughly AED 11,194 a month, and AED 1,679,078 in one payment at handover.

Thirty monthly instalments cover the remaining 15%. The 75% is the number to plan around, not the monthly. Most banks will not finance an off-plan unit until construction is well advanced — see our mortgage guide and payment plans guide.

Phase 1 selling out is a real signal. It is the only evidence you have that the market accepts this product at this price — and most new Sharjah launches cannot show it.

If you want a villa, they are in the final phase. Indicative pricing for a 5-bedroom is around AED 5.2M, or roughly AED 4.75M with the current discount applied. Not released yet — register early if that is what you want.

Amenities

A community mosque, Zen Mall, a crystal lagoon, padel and basketball courts, a jogging track, kids’ play areas and landscaped parks. Homes come with a smart home system.

Sanzen also lists 15+ wellness capsules — meditation, oxygen, sound and similar. That is the part to ask about specifically. Wellness features are easy to render and expensive to run; ask what is contractually committed and who maintains it.

The honest read on this one

Freehold, all nationalities

Sharjah has no blanket freehold rule, and many projects give non-GCC buyers a usufruct right rather than ownership. Sukoon is freehold, open to all nationalities — registered ownership you can sell, finance and pass on.

The 75% is the real decision

A 0.5% monthly instalment sounds comfortable and it is. But it only moves 15% of the price across thirty months. Three-quarters of the money is due in one payment at handover.

Know where AED 1.68M is coming from before you book. If the answer is "a mortgage", check what you can actually borrow first — not after.

Single row is a genuine constraint

Every unit here is single row: the 4-bed is the corner, the 3-bed is the middle. That means no back-to-back layouts — better light and privacy than most townhouse products.

But it also means the middle units are the volume product, and 142 of the 193 available are 3-bed middles. On resale you are competing with a lot of identical stock.

Discounts are a signal, not just a saving

A 7% limited-period discount is real money — around AED 168,000 on the entry 3-bed. Take it if the unit is right.

But ask why it exists. Developers discount to accelerate absorption. That is normal at Phase 2, and it also tells you the price is not being set by scarcity right now. Which is useful to know when you negotiate.

No buyer-side fee. The commission comes from the developer and is the same whichever project you choose — which is why the downsides are on this page too.

Are villas available at Sukoon?

Not yet. Villas of 4, 5 and 6 bedrooms come in Phase 4, which has not been released. Indicative pricing for a 5-bedroom is around AED 5.2M, roughly AED 4.75M with the current discount.

Is Phase 1 still available?

No, Phase 1 sold out. Everything on this page is Phase 2. Phases 3 and 4 have not been released.
