The difference from Dubai
Dubai publishes a rental index. You enter your rent, it tells you the permitted increase, and the number is not really arguable.
Sharjah has no equivalent public calculator. Increases are governed by the tenancy contract and Sharjah’s rental regulations rather than by a published percentage table you can check yourself.
In Dubai the argument is about a number. In Sharjah it is about the contract and the notice. That makes documentation matter far more here than it does across the border.
What actually governs an increase
Three things, in this order:
- The tenancy contract. If it fixes the rent for a term, that term holds. Read what it says about renewal before you sign it — not when the renewal arrives.
- Sharjah’s rental regulations, which set the framework for when and how a landlord may revise rent and what process must be followed.
- Whether proper notice was served — in practice, the point most disputes actually turn on.
Because there is no published index, "the market went up" is not by itself a basis for an increase. The contract and the process are what a committee will look at.

- Keep proof of service. Registered mail or notary, not a text you sent.
