The corner one-bedroom is the value unit here, and it is not obvious from the price list. A standard one-bedroom starts at AED 1,663 per square foot. A corner one-bedroom starts at AED 1,621 — cheaper per foot, while being 1,080–1,206 sq ft against 855–1,029 for the standard. You get roughly 20% more space at a lower rate per foot, plus a balcony of 261–371 sq ft instead of 123–298. If you are choosing between the two, the corner is the better buy on almost every measure.
Read this before considering a duplex
2-bed duplex: AED 3.61M for 1,108 sq ft
A corner one-bedroom is 1,206 sq ft at AED 2,280,000 at the very top of its range. So the cheapest two-bedroom duplex costs roughly AED 1.3M more than the most expensive corner one-bedroom — for 98 sq ft less space. At AED 3,253 per sq ft against AED 1,621, the duplex is priced at nearly double the rate. The two and three-bedroom units are duplexes, so part of that premium is the double-height format — but it is a steep premium for a layout, not for extra floor area. Ask what you are actually buying before you pay it.

Astra Square — retail units

The ground floor and both podium levels are a retail mall, sold separately from the apartments.

Retail is a different investment from an apartment, and should be judged differently. Rent depends on footfall, which depends on the towers being occupied and the wider district maturing. Returns can be higher than residential, but so is the risk of a long void — an empty shop earns nothing while service charges keep running. Location

Dubai Science Park, Al Barsha South 2 — directly opposite Dubai Hills Estate.

  • Fast access to Al Khail Road and Sheikh Mohammed bin Zayed Road
  • Around 15 minutes to Dubai Marina, with Media City and Internet City on the same corridor
  • Opposite Dubai Hills Estate — mall, park and hospital within a short drive
  • Dubai Science Park is an established R&D and life-sciences cluster, so there is an employment base already in place
  • A metro station is shown directly adjacent in the developer’s renders, with a bridge connecting it to the podium
  • No RTA confirmation exists for that station. Treat the connection as unconfirmed and the location as car-led until the RTA publishes a route

The honest read on this one

What stands out

The post-handover plan is the real draw. A 60/40 split with a substantial portion payable after you take the keys means you can be earning rent while still paying. That is a materially different cash-flow profile from a standard construction-linked plan. See our guide to comparing payment plans.

Furnished delivery removes a real cost. Fitting out a one-bedroom to a lettable standard runs tens of thousands of dirhams and delays your first tenant. Included here. See our furnishing guide.

Dubai Science Park has an existing employment base. Unlike corridors betting on future infrastructure, the district already has companies and staff in it — which supports rental demand from day one rather than in a decade.

A three-floor mall sits inside the development. Astra Square occupies the ground floor and both podium levels — not a strip of units, an actual retail floorplate under the towers. For a resident that means shops and food downstairs. For an investor it means built-in footfall for the retail units, and an amenity that supports apartment rents.

The developer shows a metro station directly adjacent, with a bridge into the podium. If it is built, this becomes one of very few Dubai Science Park buildings with walking-distance rail. But the RTA has not confirmed that station or the route. Treat it as upside if it happens, not as something you are paying for today — and do not let anyone price it into the unit for you.

The corner one-bedroom is genuinely well priced relative to everything else in the building, as the table above shows.

What deserves caution

The studios are sold out. Marketing material across the internet still advertises studios from around AED 750,000. Every one has been sold — the current availability sheet contains 131 residential units and the smallest is an 855 sq ft one-bedroom at AED 1,580,000. If you came here expecting a sub-million entry point, that window has closed.

Most units miss the Golden Visa threshold. Not one of the 45 standard one-bedrooms reaches AED 2 million. Only 21 of the 74 corner one-bedrooms do. If residency is part of your reason for buying, the unit has to be chosen for it deliberately. See our Golden Visa guide.

The stock is heavily concentrated in one-bedrooms. 119 of the 131 available units are one-beds. When the towers complete, you will be letting — and later reselling — against a large number of near-identical apartments in the same two buildings. Price and position matter more than usual here. Published information about this project is unreliable. Portals list entry prices from AED 660,000 to AED 891,000 — less than half the real figure. Floor counts still say 36 when the towers are 38. Handover dates still say 2027 when the registered completion is June 2028. Verify everything against the developer sheet and the DLD record, not a listing page.

Service charges are not yet RERA-approved and cannot be until the towers complete. A building with two pools, a padel court, a business centre, a 500-metre podium and a retail mall is not cheap to run, and owners fund it. See our service charges guide.

Note the Dubai Cares element for what it is. HRE has pledged AED 30 million to education initiatives and buyers receive a certificate. It is a genuine commitment and a good thing — but it is not a financial return and should not factor into your investment maths.

Who this suits. A buyer who wants a furnished apartment near an established employment cluster and values paying part of the price after handover — and who picks a corner unit rather than the standard layout. It suits less well anyone hunting a sub-million entry price, anyone buying primarily for the Golden Visa at one-bedroom level, or anyone who needs a unit that will not compete with a hundred others at resale.
