Corner units carry roughly 300 sq ft more plot than the equivalent mid unit. On resale, that gap usually matters more than the bedroom count.
Planned amenities include 12 clubhouses, a retail mall, two mosques, a school, a healthcare facility, a 100-room hotel, and 16 food and beverage outlets. Azizi's material lists 85-plus amenities in total.
Amenity lists at pre-launch describe intent, not contract. What gets built, and when within a phased 30M sq ft delivery, is the part worth asking about specifically.
Expression of Interest is the stage before a formal sales launch. Registering puts you in a priority queue for unit selection when the price list is released. It is not a purchase, and it is not a reservation of a specific unit.

E311 is the artery that connects Sharjah to Dubai and Ajman, which is what makes the cross-border commute workable from here — and a large part of why Sharjah pricing pulls Dubai-based buyers in the first place.
Sitting next to Sharjah Sustainable City matters for a different reason: it is an established, delivered community rather than raw land. A neighbouring project that already works is a better signal than a masterplan promise.
Sharjah has no blanket freehold rule, and most projects in the emirate give non-GCC buyers a usufruct right rather than ownership. Florence is different: it is designated freehold, open to all nationalities.
That is a genuine advantage here, and it is worth understanding why it matters — freehold is registered ownership you can sell, finance and pass on. It is the same title basis as Dubai, in a market priced at roughly half.
Committing AED 50,000 ahead of a price list means you are trusting that the eventual number will be worth the queue position. That is a reasonable bet if the community is oversubscribed. It is a poor one if the launch price lands above market.
Sharjah is currently averaging around AED 970–1,040 per sq ft. When the Florence number appears, measure it against that. A price near it is market-aligned. A price well above it needs a reason — location, specification, or simply a launch premium you are paying for.
10,702 homes is a lot of supply entering one market. For early buyers that means the developer will still be selling comparable units in later phases when you want to exit — the same competition problem that affects any large phased community.
Delivery across 30M sq ft is also not a single date. Which phase your unit sits in determines when you actually get keys and when the amenities around you are finished.
Azizi has handed over more than 45,000 homes in the UAE. That is a real delivery record, not a first-time developer entering a new emirate with renderings.
And the Sharjah price gap is real: roughly half Dubai's per-square-foot average for comparable product, in a market that transacted around AED 30 billion in H1 2026, up 10% year-on-year.
