A 10,702-home master community in Sharjah, now at launch, with starting prices released. This page separates what the developer has confirmed from what is still unknown — including the questions worth asking before you pay a deposit.
Starting prices are now published for Azizi Florence. Villas, townhouses and apartments all have entry prices from the developer. Apartment pricing has not been released. EOI registration closes 9 September 2026, and the official launch follows the next day, 10 September 2026.
Everything below comes from Azizi's own pre-launch material. Where a claim is the developer's own positioning rather than verified fact, it is labelled as such.
These figures come from Azizi's pre-launch material. They describe scale and unit mix — not price, and not specification.
Townhouses alone account for 57% of all planned units. Apartment specifications have not been released.
| Type | Units | Position |
|---|---|---|
| 4 bedroom | 467 | Standard placement |
| 5 bedroom | 451 | Surrounded by pocket parks |
| 6 bedroom | 214 | Facing the central park |
All three villa types are three floors. Plot sizes have not been published.
| Type | Plot | Position |
|---|---|---|
| 3 bedroom | 1,600 sq ft | Mid unit |
| 3 bedroom | 1,900 sq ft | Corner unit |
| 4 bedroom | 1,900 sq ft | Mid unit |
| 4 bedroom | 2,200 sq ft | Corner unit |
Corner units carry roughly 300 sq ft more plot than the equivalent mid unit. On resale, that gap usually matters more than the bedroom count.
Florence is built as six named clusters, split across two architectural languages. Azizi puts it as "two designs, one community" — Lucardo, Bellarno and Soffiano are contemporary; Versilia, Pienza and Siena lean Mediterranean. Each cluster has its own clubhouse and parks, and a central green spine runs through all six.
| Cluster | Design language |
|---|---|
| Azizi Lucardo | Contemporary |
| Azizi Bellarno | Contemporary |
| Azizi Soffiano | Contemporary |
| Azizi Versilia | Mediterranean |
| Azizi Pienza | Mediterranean |
| Azizi Siena | Mediterranean |
Lucardo and Versilia are the clusters released so far. The remaining four follow in later phases — which matters, because the phase your unit sits in decides when you get keys and when the amenities around you are finished.
| Element | Detail |
|---|---|
| Central park | approx. 1.6 million sq ft |
| Pocket parks | 6 × 100,000 sq ft, one per cluster |
| Cycling & jogging track | 11.5 km |
Planned amenities include 12 clubhouses, a retail mall, two mosques, a school, a healthcare facility, a 100-room hotel, and 16 food and beverage outlets. Azizi’s material lists 85-plus amenities in total.
Amenity lists at pre-launch describe intent, not contract. What gets built, and when within a phased 30M sq ft delivery, is the part worth asking about specifically.
Expression of Interest is the stage before a formal sales launch. Registering puts you in a priority queue for unit selection when the price list is released. It is not a purchase, and it is not a reservation of a specific unit.
Azizi's pre-launch material lists an EOI deposit of 3% of unit price, from AED 60,000. Before transferring anything, get three things in writing:
Developer renders. Final specification is confirmed at launch.
| Emirate | Sharjah |
| Main road | Sheikh Mohammed Bin Zayed Road (E311) |
| Adjacent to | Sharjah Sustainable City |
E311 is the artery that connects Sharjah to Dubai and Ajman, which is what makes the cross-border commute workable from here — and a large part of why Sharjah pricing pulls Dubai-based buyers in the first place.
Sitting next to Sharjah Sustainable City matters for a different reason: it is an established, delivered community rather than raw land. A neighbouring project that already works is a better signal than a masterplan promise.
A 30/70 structure: 30% across construction, 70% at handover.
| Milestone | Payment |
|---|---|
| On booking | 10% + 4% registration fee |
| 90 days | 5% |
| 270 days | 5% |
| 450 days | 5% |
| 630 days | 5% |
| On handover | 70% |
The instalments are date-based rather than tied to verified construction milestones — 90, 270, 450 and 630 days from booking. That is predictable, which helps planning, but it also means the money leaves on schedule regardless of how the build is progressing.
The number to plan around is the 70%. On a 3-bedroom townhouse at AED 1,890,000 that is roughly AED 1.32 million due in a single payment at handover. Know where it is coming from before you book — most banks will not finance an off-plan unit until construction is well advanced. See our mortgage guide and payment plans guide.
Sharjah has no blanket freehold rule, and most projects in the emirate give non-GCC buyers a usufruct right rather than ownership. Florence is different: it is designated freehold, open to all nationalities.
That is a genuine advantage here, and it is worth understanding why it matters — freehold is registered ownership you can sell, finance and pass on. It is the same title basis as Dubai, in a market priced at roughly half.
Now that prices are out, the queue position has a measurable value: you can compare the entry price against the market before you commit.
Sharjah is currently averaging around AED 970–1,040 per sq ft. A 3-bedroom townhouse on a 1,600 sq ft plot at AED 1,890,000 sits in that range on plot area. Ask for the built-up area before you judge it — that is the number the per-square-foot comparison actually runs on.
10,702 homes is a lot of supply entering one market. For early buyers that means the developer will still be selling comparable units in later phases when you want to exit — the same competition problem that affects any large phased community.
Delivery across 30M sq ft is also not a single date. Which phase your unit sits in determines when you actually get keys and when the amenities around you are finished.
Azizi has handed over more than 45,000 homes in the UAE. That is a real delivery record, not a first-time developer entering a new emirate with renderings.
And the Sharjah price gap is real: roughly half Dubai's per-square-foot average for comparable product, in a market that transacted around AED 30 billion in H1 2026, up 10% year-on-year.
| Item | Sharjah | Dubai, for comparison |
|---|---|---|
| Transfer fee | 4% registration fee | 4% flat |
| Annual property tax | 0% | 0% |
| Personal income tax | 0% | 0% |
| Typical mortgage LTV | 50–75% | up to 80% (first, resident) |

EOI closes 9 September 2026. Launch is the following day. Register with Ali and you get the developer's actual price list when it is released — plus an honest read on whether the number justifies the queue position you paid for.
No buyer-side fee. The commission comes from the developer, and it is the same regardless of which project you choose. That is why the downsides above are on this page.
Starting prices are published. The launch is scheduled for 10 September 2026. Any figure quoted online today traces back to broker marketing rather than a developer release.

Yes. Florence is designated freehold and open to all nationalities — registered ownership you can sell, finance and pass on. That is not the default in Sharjah, where most projects offer non-GCC buyers a usufruct right instead.
Azizi's pre-launch material lists 3% of unit price, from AED 60,000. Confirm the amount and the refund terms in writing with the sales team before transferring anything.
No. It places you in a priority queue for unit selection once the price list is released. It is not a reservation of a specific unit.
Not published. Azizi's Dubai projects have generally sold on construction-linked plans — a booking payment, staged instalments through the build, and a payment at handover — but Florence's own percentages will only be confirmed at launch.
No handover date has been published. Across a 30M sq ft phased masterplan, delivery will not be a single date — which phase your unit sits in determines your timeline.
